White gold is 75% gold, 4% silver, 4% copper and 17% palladium. Other combinations of alloys can make pink, green, peach and even black gold.

The alloys of gold have a lesser value per unit weight than pure gold. The standard in the gold trade is known as karatage which is commonly called karat. Pure gold is known as 24 karat gold and is usually marked with 24K. An alloy that is 50% gold is 12 karat gold and is marked with a 12K. An alloy that is 75% gold is 18 karat gold and is marked with 18K. High karat gold jewelry is softer and more resistant to tarnish; on the other hand, lower karat jewelry is stronger, but less resistant to tarnish.

Gold is highly valued and there is a limited supply and has been used as a medium of exchange or money for centuries. 6000 years ago is when the first transaction was done using pieces of gold and silver. The reason that gold has been used for this purpose for so long is because it has high value, durable, portable and can be divided easily. A Vendor Take Back Mortgage Explained

A VTB or Vendor Take Back, is simply where the seller (Vendor) of a property is willing to provide some or all of the mortgage financing on that property. As a real estate investor, I ask for a VTB on most deals. Even if it's only a smaller 2nd mortgage, it doesn't hurt to ask if the vendor would be willing to carry the mortgage. There are significant benefits to both parties. And that simple question could provide you with an additional $5,000 - $10,000 in financing just for asking!

Using other people's money is a clever way to use leverage and enable you to buy additional properties (as long as you aren't over-extending yourself). Or, the extra money could be used to renovate, refurbish, or spend on the marketing required to rent out your new property.

For you, as the purchaser, there are other potential benefits from obtaining a VTB:

- As with bank financing, there is generally no pre-payment penalty if you pay off the mortgage early;

- Since vendors don't often ask for all of the documentation that is required by banks, financing your property is quicker and easier; and

- The mortgage, and it's value, will not show up on your credit score as is now becoming more common with the big banks and credit unions.

For the seller (vendor), the benefits of a VTB include:

- A way to make a difficult deal or a distressed property more attractive to an investor by offering financing on the property;

- The vendor could increase the money they get from the property if they charge a higher than market value interest rate and collect it back over time;

- Monthly cashflow from the property keeps coming in, even after it's been sold;

- Currently, a vendor with a VTB can obtain a 5% or higher interest rate return on their equity in the property (the % will depend on the structure of the deal) rather than putting that money in the bank and getting a 2% or 3% savings interest rate;

- As the mortgage is secured against the property, the worst thing that can happen to the vendor is that they will have to foreclose on the purchaser and will get their property back (if it's a first mortgage, that is).

Your real estate lawyer will create the VTB documentation, in most cases. Always ensure that your lawyer has thoroughly reviewed the Purchase and Sale Agreement and the mortgage documents and all of their associated conditions. You will also want to speak with the vendor to determine if the term can be extended (if required) when it comes due. - 23200

Now when the stock finally rises back up to its previous high, you can expect sell orders to hit the market as those who were trapped exit their positions.

There are always those traders who were trapped in the previous reversal and now they have sworn to their gods to jump out if the market would just give them another chance by rising to its old high.

An exact opposite situation happens in the stock market at a bottom. A stock falls to a new low at which enough shorts start taking profits by covering their positions which causes the market to rally. Once that short covering rally stalls and the stock begins falling again, all eyeballs are on that previous low-will it hold? If fear is greater than greed, prices will break below that previous low which will mark a continuation of the downtrend. If greed is stronger than fear, the downtrend will stop near the old low forming a double bottom. Your other technical indicators will help you figure out which of the two possibilities is more likely to occur.

Any time you see a stock rise to its previous peak, the main question in your mind should be will it rise to a new high or form a double top and turn down. Technical indicators like volume, MACD, RSI, and stochastics can be a great help in answering this question.

If the volume, RSI, and stochastics start falling as the stock approaches its previous high, then it is likely that a double top pattern will form.

Whenever a stock falls to its previous low, it is likely a double bottom will form if the volume and MACD start climbing. - 23200
